St Helens Court

Fire alarm design and certification for a supported retirement housing scheme.

Our scope of services

Rely on Fire Check were appointed by Guinness Property to provide specialist fire detection and fire alarm system design services for St Helens Court, a retirement housing scheme for residents aged 55 and over, located in Elsecar, South Yorkshire.

The development comprises 26 one-bedroom self-contained flats with communal facilities including a residents’ lounge, laundry areas and shared social spaces. As a locally allocated social housing scheme, particular consideration was given to life safety, resident vulnerability and alignment with housing authority and social care expectations.

Rely on Fire Check undertook the design of the Fire Detection & Fire Alarm systems in accordance with the relevant British Standards and recognised best practice for supported and retirement living environments. The design strategy considered the building layout, communal areas, resident demographics and management arrangements to deliver a robust, reliable and easily maintainable system solution.

As part of the appointment, Rely on Fire Check produced a full suite of design documentation to support approval, installation and future system management. This included detailed design drawings, schematic diagrams and a comprehensive System Overview document clearly defining system strategy, device coverage and performance requirements. Formal design certification was also issued to provide assurance that the system design met the applicable standards and project expectations.

In addition to the system design, Rely on Fire Check provided specialist consultancy in relation to product specification and the appropriate application of equipment within the scheme. This included advising on device selection, positioning and system configuration to ensure the chosen products were suited to the building type, occupancy profile and long-term operation of the development.

This appointment supported Guinness Properties in meeting their responsibilities as a social housing provider, providing assurance that the life safety systems were appropriately designed, clearly specified and supported by robust documentation suitable for safe ongoing occupation.
