Lloyds Banking Group Trinity Office

Fire and life safety design assurance and verification for a listed office refurbishment.

Our scope of services

Rely on Fire Check were appointed to provide specialist fire and life safety consultancy services in support of SES Engineering Services for the refurbishment of Lloyds Banking Group’s Trinity Office in Halifax, a Grade II listed building requiring the sensitive integration of modern life safety systems within a heritage environment.

Through early engagement on the project, Rely on Fire Check worked closely with SES Engineering Services and the appointed fire alarm subcontractor, AEGIS Fire & Security, to support the efficient and compliant delivery of the life safety systems. This collaborative approach ensured that design intent, heritage constraints and modern performance requirements were aligned from the outset, promoting a right first time approach to system delivery.

Rely on Fire Check provided ongoing technical guidance and design assurance through structured reviews of the life safety system designs across RIBA Stages 3, 4i, 4ii, 4iii and Stage 5. These reviews identified coordination challenges, compliance considerations and opportunities for optimisation as the design progressed, ensuring that the systems remained fully compliant while being suitably adapted to the listed building environment.

In addition to design reviews, Rely on Fire Check undertook periodic site installation visits to verify that works were being completed in accordance with the approved design information, manufacturers’ requirements and British standards. These visits enabled early issue resolution, reduced the risk of abortive works and supported programme certainty.

Rely on Fire Check also supported the project team during witness testing and commissioning activities, providing technical oversight to confirm that system functionality, performance and interfacing met the project requirements. This included detailed reviews of cause-and-effect strategies and hands-on support with system integration to ensure seamless operation across interfaced building systems.

Upon completion, Rely on Fire Check carried out a full system verification prior to client handover. This final technical review confirmed system compliance, operational readiness and documentation completeness, providing Lloyds Banking Group with assurance that the life safety systems were delivered in line with the relevant British Standards and project expectations.
